There are 57 active listings on the market this week in LCF. 11 of them are new:
5395 Godbey is a conundrum. Listed well below market with a discount broker...one wonders what the motivation of the seller and the broker is with only 2 photos online? The listing does provide us with a snapshot of the long-term price trends are in LCF. It sold in 1981 for $175,500. 10 years later the price had doubled when it sold in 1991 for $350,000. The market was in the middle of a downward spiral that ended in 1995. By 2002, prices were up again and the town home traded for $485,000. Then the market went up for 5 years, only to come crashing down 2008-2010. If this unit is marketed properly the sale price will provide further insight into market trends. If not, immediately go direct to the listing agent. If your offer is quickly accepted, it will be a rare occurrence in the 2017 market of a buyer getting an incredibly good deal. 4402 Wasatch last sold in 2015 for $925,000. It is now being sold for land value. The property sits behind the Mormon church, south of Foothill just west of the 2 freeway. 4734 Daleridge...while I am typing it just went pending. 8 offers way over asking. 4530 Alveo last sold in 2015 for $1,335,000. It has been updated since and shows well. The current owners have plans for a second-story addition that are currently in second-story review with the city. They are being relocated with Nestle, hence the sale. 1925 Lamp Post last sold in 2009 for $961,000. 5167 Ocean View was listed last year for $2,075,000 but did not sell. The drive is a little tight and difficult to turn around in. At the new price, it seems a good value. 3939 Starland last sold in 2014 for $1,398,000. It is way up in the Flintridge Hills, surrounded by Cherry Canyon. This is one for the nature enthusiast and mountain biker, though not for someone who wants to walk to school or the market. 4164 Forest Hill looks very nice...great location. The listing agent is the owner. 1711 Bonita Vista last sold in 2001 for $978,000. Very woodsy and arty with a fantastic wine room off of the garage. Nice location near Palm Crest. 4935 Oakwood...big. 3728 Madison last sold in 2012 for $2,550,000. Market was in very slow recovery mode back then so prices were still very low. Shoulda-coulda-woulda bought and held more property back then. When the market is down and the perception of the market is even further down, it is really hard to believe that the ship is really going to turn around. After making it through 3 cycles, I am finally starting to get it.

765 Starlight Crest last sold in 1995 for $280,000. 2 bedrooms with golf course views. 4526 Viro was on for the first time in more than 40 years. Multiple offers. 325 Knight Way last sold in 2012 for $1,068,000. The house has been remodeled since then. 4917 Oakwood last sold in 2008 for $1,820,000. It was a vintage 2900 square foot single story house at the time. It was torn down to make way for this biggie.
11 homes closed escrow this week in LCF. Spring is in the air!
5320 Godbey (golf course views) was sold by the original owner who purchased the unit from the developer in 1973 for $50,500. 1718 Foothill last sold in 1958, shortly after Foothill (formerly Michigan Ave.) was paved. There was no freeway or traffic impacting this property at the time. Nevertheless, it sold with multiple offers for almost $1,000,000 this time. 4926 Rupert was sold by the family that had owned it for more than 50 years. It was my listing. It was a bit hobbled by the giant trees in the front and back. The current buyers got an estimate from Flintridge Tree Care of $17,000 to remove them. Other estimates were close to $8,000. I don't want to overstate the obvious here, but always get more than one estimate. 4912 Viro last sold in 2011 for $810,000. Very cute house with a pool...multiple offers. 935 Chehalem last sold in 2004 for $990,000. There were multiple offers this time around in spite of the proximity to Angeles Crest. 1032 White Deer sold $100,000 below asking...very rare in this market. 5023 Merita last sold in 2015 for $1,118,888. It was totally snazzed up this time around and the small circular staircase to the basement was replaced with a (slightly scary) elevator. $1,700,000!!!! Who knew? 255 Starlight Crest took 6 months and two agents to sell. Nice property, house needed work. 5027 Commonwealth is a very cool single story in the neighborhood north of Lynnhaven. It sold with multiple offers as well. 930 Regent Park was listed last year at a higher price and did not sell. I think the Walk Score on this one impacted the sale. Really lovely home. 3809 Chevy Chase last sold in 2006 for $2,150,000. The front has been landscaped and the kitchen lightly updated. Are we really almost 30% above our last high market?

Have you noticed all of the signs around town this week? The "Special Event" is the Amgen Tour of California and it's coming through La Canada Flintridge tomorrow. The world's top cyclists will come down Angeles Crest, hang a left on Green, quick right on Lynnhaven to Commonwealth on their way to the finish line at the Rose Bowl. They are riding right past our house...my husband is going to be ready with flags and confetti. For complete information and maps, click HERE.

OK so this weekend (May 20-21) there are loads of events in and around La Canada Flintridge. We've got the JPL open house (if you don't have a ticket fuggedaboutit), U2 concert at the Rose Bowl, the Amgen Tour of California (coming down Commonwealth...my husband is already setting up chairs), Litfest in the Playhouse District and the Museums of the Arroyo Day on Sunday May 21. So, either take the train into Pasadena with your bike or Urbe (designed by Art Center instructor and LCF resident Grant DelGatty) or get familiar with the side streets for parking in La Canada and Pasadena. Uber can be your friend this weekend!

Speaking of Sagebrush, click here for information on what happened this week at the Los Angeles County Committee on School District Organization. 765 Starlight Heights is a 2 bedroom town home that last sold in 1995 for $280,000. This one has golf course views. 4831 Grand is a trust sale. It has a funky addition, but fantastic lot and tons of potential. The listing agent will get loads of offers by the deadline Monday. 4246 Viro is another trust sale that has not been on the market in more than 40 years. Great potential there as well. 325 Knight Way last sold in 2012 for $1,068,000. 1204 Pequena last sold in 2006 for $1,145,000. Nice location with sidewalks to LCE and Memorial Park. 1200 Homewood is a one-owner home. The lot was purchased from the developer in 1986 for $130,000. It is bordered on the east side by Lanterman Auditorium and its parking lot. 1225 El Vago last sold in 1996 (the bottom of the last last housing bust) for $510,000.

It is a very cool ranch with an arty vibe. 475 Paulette last sold in 1997 for $380,000. Later that year it underwent an expansion and is now 3702 square feet. 5410 Arroyo Summit was last listed in 2010 for $1,995,000. It did not sell, perhaps because the street was inundated with mud and debris after the Station Fire the year before. 888 Greenridge last sold in 2000 for $1,230,000. It has been on the market for more than year and has had multiple price reductions. 5540 Vista Canada last sold in 2015 for $1,381,000 when it was 2800 square feet. It has been completely renovated and expanded. I really love this house. 4158 Commonwealth is finally in escrow after a year on the market. It last sold in 2012 for $6,778,888. The current owner made some updates to the house before listing it last May for a whopping $10,495,000. It has had 3 substantial price reductions.

936 Chehelem last sold in 1983 for $188,000. This time it sold off-market. 4725 Rosebank (Sagebrush) last sold in 1998 for $660,000. I believe it has been added onto since then. 4852 Ocean View, the Barneson Estate had been in the same family for more than 50 years. Beautiful architecture, though little has been done to maintain the home. 469 Paulette last sold in 1999 for $579,000. Back then it was only 1877 square feet. It also sold in an off-market (or pocket) sale. 1820 Fairmount last sold in 2013 for $4,720,000. Forever deemed the Costner house, even though Kevin moved out more than 20 years ago. 3996 Chevy Chase last sold in 2015 for $4,305,000. It took several months to sell this time around.
