It's been a crazy busy week in La Canada real estate! There are 54 active listings. 11 of them are new:

4867 Revlon looks charming, with or without the pool or dishwasher. It last sold in 1974 for $36,500. In 47 years will our children be wishing that we had held onto houses that we purchased in 2017? It is a trust sale and offers will be reviewed on May 1. Expect this to go over $1,150,000. 1427 Verdugo sold last year for $944,000. The market has definitely gone up though this one looks crowded on a busy street for almost $700 per square foot. 5021 Angeles Crest last sold in 1971 for $29,000. While Angeles Crest was hardly the Highway that it is today, the house will still yield a great return on investment. 102 Inverness last sold in 2010 for $1,100,000. Market is much better now, freeway is louder but views are just as good. 5776 Briartree last sold in 2014 for $1,525,000. 1201 Olive Lane...my listing!

It last sold in 2004 for $1,105,000. The house has been completely remodeled and the entrance to the driveway is now turned toward La Canada Blvd., creating a large open grassy area in the back yard. 5410 Arroyo Summit was last on the market in 2010, listed for $1,995,000. The area had just recovered from the Station Fire flooding in 2009 so the house did not sell. 521 Inverness last sold in 2010 for $1,685,000. I have not seen it this time around yet photos look similar to 2010 listing. The market is way up over 2010. Time will tell if we are 40% over 2010. 4747 Palm Drive last sold in 1999 for $1,045,000. It is important to note that in 1999 it was a small single-story Ranch with a little guest house. The house is now almost double the size that it was then. 4735 Vineta just popped on. It last sold in 2010 for $2,575,000. 1517 Olive last sold in 2010 for $2,575,000. Large home on a big lot with a pool, guest house and sport court.

4599 Hillard last sold in 2003 for $688,000. It was foreclosed upon and now it is being sold via auction from the current owner...US Bank. All contingencies were removed per terms of the auction. My little 4926 Rupert sold with multiple offers...fantastic location and an adorable house. 5333 Ocean View in Sagebrush received 10 offers and is in escrow well above the asking price. House is in good condition in need of updating. 458 Paulette last sold in 1998 for $375,000. Great location. 4717 Oakado in Sagebrush is a fantastic property. Cabin-like house with a beautiful yard and pool. 1032 White Deer is in escrow for the second time. 255 Starlight Crest was listed earlier this year for $2,088,888 but did not sell. Amazing what a $200,000 reduction does for a perception of value. 4352 Bel Aire last sold in 2007 for $1,094,000. Back then it was a small English Cottage. It has since been doubled in size and a pool added. My what a difference 4 years make! 4300 Beulah last sold in 2013 for $1,680,500. It is a charming Spanish with a lovely main level featuring 3 bedrooms. The downstairs family room opens to a large yard and pool. The additional bedroom and den are adjacent to the family room and feel vey basement-like with low ceilings. In this market, it is a great house in a great location. 4834 Commonwealth last sold as a brand new house in 2015 for $1,965,000. No parking on that section of Commonwealth north of the 210, yet new construction on the corner of Craig boosts values in the neighborhood. 930 Regent Park last sold in 1979 for$325,000. While I was only in 4th grade at the time, I wish I had saved all of our Funk and Wagnalls Encyclopedias...not quite real estate but the best I could do in the late 70's. 5005 Jarvis last sold in 2015 for $2,950,000. It has been greatly improved and updated, hence the fast sale this time around. 953 Flintridge sold immediately. Good sign of the times for our high end!

4455 Rockland Place #7 is a townhome behind Pier One. It sold as a pocket listing. 1013 Lavender last sold in June 2016. All surfaces have been updated. Location on Angeles Crest has not changed. 1139 Flintridge last sold in 2013 for $1,672,500.
Bottom line is prices continue to raise. Lots going on in the US and Global economy that can effect housing, though no major indicators pointing towards a local price decline.
