We have 71 active listings in La Canada. 6 of them are new:
757 Galaxy Heights, a town home near the La Canada Country Club last sold in 2007 for $899,900. It has been leased since then for $3300 per month. 916 Milmada is a short sale that last sold in 2006 for $1,200,000. It was on the market in 2011 for $999,000. More than $1,000,000 is owed on the property. 1415 El Vago last sold in 2004 for $1,290,000 then leased for $5000 per month. It has been updated and is now on the market again. 5140 Ocean View last sold in 2008 for land value at $755,000. It appears to have been torn down and rebuilt. 812 Valley Crest last sold in 2006 for $2,600,000...a fine example of the excess of the era. It is a very nice home and is well priced this time around. 208 St. Katherine looks very nice...a bit off the beaten path from Central LCF but decent price per square foot.
2 homes went into escrow this week in La Canada:
794 Starlight Heights last sold in 2003 for $631,500. It is a short sale this time around though a quick search of title does not show that the list price is short, despite an NOD on the first of $420,000. 2100 Tondolea last sold in 2004 for $749,000. It has been off and on the market for the last year.
One house closed escrow in La Canada:
4452 La Granada Way is posted in the MLS as sold though title records have yet to reflect the closing. More than 1million was owed on the property when it was sold as a short sale.
Lots going on in La Canada...the High School and LCE have named new principals. The new LCHS principal is Ian McFeat, a 34-year-old and former vice-principal of a High School in Washington state. LCE has hired Christine Castillo who has experience as an elementary school principal (I have only received and email from the school with few details). I am excited to have new blood in both positions and hope for great results from both schools.

I know this one has been sitting but has just been spruced up with a fantastic new price. Yes, the house has a lot of wood and looks dark. 40 gallons of white paint and an airless can fix that. Most of the personal mementos of the seller have been put away and stored. This house has a nice floor plan (I would open up the wall between the kitchen and family room) and is in a fabulous location at the top of the Oakwood cul-de-sac. It is open for caravan tomorrow and can be shown by appointment.

I profusely apologize for being off-line for more than 2 weeks. Part of it was vacation…we cruised the Mississippi on the American Queen, a refurbished river boat that we boarded in New Orleans.
The things we saw in the French Quarter could take up an entire post. But this is not that kind of blog. Suffice it to say that I was deeply grateful that my children were not with us. The rest of the city and the other stops on the cruise were gorgeous. We were celebrating my in-law’s 60th wedding
anniversary. My husband is the oldest of 7 so all of the siblings and spouseswere there. Traveling in a group of 16 is difficult at best. Greg and I struck out on our own most of the time, touring plantations, Baton Rouge and Natchez. This would be a wonderful trip if your kids were studying American History
(minus the visual deluge of Bourbon Street). Loved it but happy to be home and back to kids and the business at hand.
We have 68 active listings in La Canada. 5 of them are new:
2256 Cross is a small tenant-occupied house in Sagebrush (Glendale Unified Schools). It was last listed in 2009 for $699,000. 2220 Los Amigos is a lovely Ranch, also in Sagebrush. 4958 Alta Canyada looks nice though close to the Edison easement. 5140 Solliden looks charming. Nice property but high price
per square foot. 951 Descanso last sold in 2009 for $2,775,000. The house was new at the time. It is a lovely home with a finished basement.
9 homes have gone into escrow in the last 2 weeks in La Canada:
4453 Rosebank last sold in 2009 for $475,000. It is in escrow for the second time since being listed this year. 1987 Hilldale sold within 3 weeks of coming on the market. 319 Noren sold immediately with multiple offers. 5214 Crown is an REO property.3943 Robin Hill was listed in April for $1,325,000. It reduced beforeselling. 4942 Hillard sold last year for $837,000. The house has been remodeled and a pool houses added. It was listed in February for $1,365,000 and went into escrow right away. It seems as if there was a financing issue and the house fell out after 2 months. Now the pool house is permitted and the price is reduced. 4019 Hampstead last sold in 2009 for $1,250,000. It is a beautiful house and I was surprised it took so long to sell this time around. 4809 Hillard was listed last year for $1,950,000 but did not sell. This year the price is lower and the market stronger. It sold with
multiple offers. 4342 Chevy Chase listed and sold within a week. Nice home on a lovely lot.
While I was away 17 homes closed escrow in La Canada:
4634 La Canada Boulevard came on the market Mother’s Day and was gone the next morning. 781 Starlight Heights was previously leased for $3100 per month. 4170 Cambridge…me thinks something fishy is going on there. It is reported as sold 5/31/12 in the MLS, yet title shows no evidence of a sale,
just and NOD. I know there are additional liens against the property and I hope that this is not some creative way to try to discharge those debts. One never knows. 4613 Indiana sold with multiple offers over asking. 1031 Olive sold quickly. 5256 Gould took just over a month to sell. 5453 Ocean View is a lovely home in Sagebrush. 4021 Robin Hill was originally listed for $1,095,000 and was reduced before selling. It needed a lot of work but has great views. 4808 Crown sold quickly a hair over asking. Amazing how much turn-over lately on that street! 4620 Viro sold close to asking. 4831 Hillard sits on a flag lot. 4550 Lasheart is my brother-in-law Jeff’s old house. It is cute and charming with a tiny little yard. 2251 Richey sold within days of being listed. It is in Sagebrush. 814 Salisbury is a nice home close to the freeway. 901 Valley Crest sold off market. Small houseon a nice lot. 846 Wiladonda also sold with multiple offers. This was not one of my favorites though checked all the boxes for many buyers. 331 Baptiste sold quickly (note to self: now would be a very good time to own homes that are renovated and worth 1.5 and under). 4619 Daleridge is another that defied my expectations. Proof that the market is starving for homes that are renovated. Did you see the LA Times article on Sunday?
Very tough market for buyers. In La Canada I think that applies to everything under $2,000,000. 5328 Angeles Crest is on a private drive just south of the Crest. Nice home with views.
So that’s it. Summer is upon us with local schools getting out on Wednesday. I am happy to get off the e-ticket homework train for a few months. Now I will have time to blog every Thursday!
