310 Knight Way looks very promising. Only 2 bedrooms is a draw-back though location is good. 4021 Robin Hill looks nice. Have not seen it yet. 4819 Crown last sold in the hey day of 2006 for $1,400,000. It is a very nice home. 135 Inverness last sold in 2005 for $1,165,000. The only thing that has changed since the last listing is the terminology...what was advertised as a 2 bedroom, 2 bath (2294 square feet) with guest quarters is now a 3 bedroom, 2 bath with studio. The assessor's info remains the same. 4721 Alta Canyada last sold in 2005 for $1,450,000. It is a charming remodeled house. The only drawback is the house behind it that looms large in the backyard. I doubt that will hinder the sale too much given that there are so few 4 bedroom homes in good condition in LCF on the market. 860 Flintridge was last listed in 2011 for $7,900,000. Great location, tough price range. Ditto for 4385 Commonwealth (if we are splitting hairs Flintridge is definitely the better location). It was listed in July for $12,200,000 then reduced to $9,900,000. This time around they have a new agent (very nice man) and a lower price. While nice works in some circles, the bottom line is price. There is this misconception among sellers in LCF that if they list with an out-of-area agent (ie:Pasadena-Malibu), those agents will coerce other agents and their unknowing clients (who, stupidly will be worth millions and willing to spend it on a LA suburb...really?) to buy in LCF. The proof is in the pudding. Buyers willing to leap over the Zestimate to get into this fabulous community get it. La Canada is a well-kept secret and appraised values have inadvertently helped us stay that way. Won't it be ironic if appraisers are to thank for our community maintaining the small town feel? The dreaded appraiser!!! Thank you! Never mind that a tiny house on Oakwood or Woodliegh sells for $700 a foot...please look the other way! Any-who....

It has been updated. 742 Galaxy Heights was bank-owned and received multiple offers. 4520 Viro is just a really nice home with a pool. 334 Starlight Crest sold quickly. 5186 La Canada Boulevard last sold in August when it was a 2100 square foot dump (for $825,000). It has been extensively remodeled and expanded and has been pre-sold to a buyer who now gets to pick paint colors. My husband and I have done several speculative projects. My how things have changed! I loved the freedom of speculating.,,,you could create your own HGTV dream every single time. Now buyers have their own HGTV dream and often times it looks completely different than yours. Damn that Martha Stewart! Great vision...unrealistic execution. 5022 Alta Canyada is another high-end home going into escrow. Good for all of us.
That's it for La Canada Real Estate today. Our house has been in upheaval given the adoption of a second dog Wrinkles McPuff (named by my 8-year-old). My first grader has been handed her arctic animal report: the Puffin (will require hundreds of hours of research by Greg and I and only a passing interest by the 1st-grader. We have until May 18 to turn in the report and 3-D Puffin figurine. It will be a nail-biter. As for bigger LCE news, Principle DeAngelo will be stepping down at the end of the school year. LCE needs a new leader...any ideas?
