2125 Bristow last sold in 2007 for $770,000. It is an awesome 60's modern with walls of glass. It is in the Sagebrush area. The neighborhood was effected by the floods after the Station Fire and there are still K Rails left from the water diversion. 4921 Commonwealth is a fishy short sale. It has been off and on the market for what seems like years. The fourth Notice of Sale (the first in 2009) was filed December yet there has been no sale. In March, one of the owners recorded at $30,000 note against the property. The last time it was on the market you could not get in to see the house. Now they have a new agent so we will see if they are serious about selling it. 4639 El Camino Corto last sold in 2004 for $1,015,000. The house was listed in 2010 for $1,199,000 and did not sell. 5030 Castle was on last year for the same price. Great lot and guest house. 4550 Lasheart was last on the market in 2008 for $1,279,000. It did not sell and was leased for $4800 per month. 4831 Hillard is on a flag lot with a big back yard. Great potential. 1229 Flanders last sold in 2006 for $1,170,000. It is on a private drive with the pool in the front yard. 3943 Robin Hill has nice views. 4357 Encinas is completely updated. The seller cannot close until January 2013 so it is more of a lease option. Great location. 812 Inverness was last on in 2005 for $3,488,000 but it did not sell. New price seems much more realistic!

4433 Rosebank last sold in 2009 for $475,000. 1073 Oxford is basically falling down. 4613 Indiana had multiple offers. 4113 Lanterman is a short sale. The seller signed a contract quickly. 1031 Olive is a small house on a nice lot. 4613 Alveo is in escrow for the second time. 1419 Sugar Loaf is bank-owned. 5407 Godbey last sold in 2003 for $610,000. It has been updated and sold quickly this time around. 1717 Bonita Vista last sold in 2010 for $1,269,000. The kitchen has been updated. 619 Meadow Grove has been off and on the market since 2009 when it was listed for $3,300,000. It was last on at the end of 2011 for the same price. It is a gorgeous home close to the freeway. 5328 Angeles Crest last sold in 2002 for $1,710,000. It was listed for $2,999,000 and was reduced before selling.

4340 Bel Air is cute though had a tough floor plan with one bedroom as a passage to another. Good location and nice flat lot. 4520 Viro sits opposite a T intersection. That location hurt the price. 4578 Viro last sold in 2004 for $859,000. 4085 Hampstead was last listed in 2006 for $1,395,000. It did not sell. 5186 La Canada Boulevard sold with multiple offers over the asking price. It was incomplete at the time and was finished to the buyer's specifications. 4064 Chevy Chase is an older home on a gorgeous piece of property. 4251 Commonwealth has been off and on the market since 2010 when it was listed for $6,300,000. It has just closed for slightly more than half of that price.
That's it for this week in LCF real estate. It's wild times again with multiple offers (one just went over the weekend with 21 offers!) and prices above the list price. I don't want to be hasty and say that it is a seller's market, but if buyers perceive value they step up to the plate. This is a new development this year. A few are still waiting for that bottom and are looking down that rabbit hole. I am guessing all they will find is a residential lease agreement.
We went to the Bruce Springsteen concert on Friday (awesome!) with my sister and brother-in-law. My sister took this somewhat scary photo of us:
The problem with digital is that you instantly see the image. Instead of taking in the concert I spent the rest of the evening thinking about how other than Bruce Springsteen and my husband, the rest of look really old. What makes this seem really unfair is that I am 14 years younger than my husband. When we met I was his much younger girlfriend and naively assumed that the visual difference would last a lifetime. Not so. As Bruce sang Glory Days I figured out why. 10 years ago I got my real estate license and he started riding a bike. Obsessively. As I hover over my computer or race from open house to the office, he is riding his bike at the Rose Bowl. As I deliver the bad news to a buyer who did not get the house they wanted, he is going 30 on Huntington with 200 of his closest friends. The result? I am getting older faster and he is really getting younger. The irony is that we have 2 new dogs:
It is so true that you begin to look like your dog. Note the similarity. Greg on the left is just (sigh) relaxing ("I am sorry your house didn't sell. Would you like to see my new bike? I have 12"). Me on the right, badly in need of botox and obsessing about houses ("I am sorry the house did not sell. I will go door-to-door to find you a buyer, cater the next open house and spend $750 on a full color LA Times ad, re-do the website and email blast everyone in the United States).
I have learned my lesson. No more photos of Greg and me.
