I apologize for delayed posting...a few homes have gone into escrow since I originally did my sales calculations for the last week (updates reflected in MLS links). We have 67 homes on the market in La Canada. 11 of them are new:
804 Houseman was on the market in 2007 for $899,000 and again in 2011 for $799,000. It has been leased in between for $3600 per month. Nice house and yard though the freeway overpass is visible from the front. 4613 Indiana is a lovely home at the top of the cul-de-sac above Armstrong's Nursery (I have recently spent many $ on spring plants so consider the location a plus). Last I heard there were multiple offers on the property. 4113 Lanterman is one of the (thankfully) rare spring short sales. Hard to tell exactly what has gone on here beyond the original purchase in 2005 for $1,075,000 with an $805,000 first. In 2006 the owner secured a 2nd against the house for $250,000. In 2010 an NOD was filed on the second, then rescinded, then filed again and rescinded in 2011. Perhaps the 2nd was deleted entirely...hard to tell from title. The NOD on the first was filed in March this year. The house is currently rented. Nice as far as rentals go, yet tough location on a flag lot backing up to Verdugo Hill Hospital. 1031 Olive is a small house on a nice lot. 5407 Godbey is already in escrow. Great views and good condition. 1514 Descanso last sold in 2003 for $835,000. It was last listed in 2010 for $969,950. It did not sell. The market is much better no and clearly the seller is banking on that to sell the house. We shall see. 5531 Stardust last sold in 2008 for $1,005,000. 4019 Hampstead last sold in 2009 for $1,250,000. The current owners have extensively updated and remodeled the property. It was listed last year for $1,399,000. The sellers could not find a property worth moving into so the house was taken off the market. Since, they have found another home and Hampstead is again on the market, more than $50,000 below the last asking price. The open house today was amazing! 4603 Indiana is a nice home. Great square footage for the price. Kitchen and baths need updating. 284 Saint Katherine last sold in 2007 for $1,725,000. 5036 Walmar last sold in 2003 for $880,000 when it was 1752 square feet. It has been of and on the market since 2005 in its current state. I am not sure why it is being advertised as a 2001 construction...given that it appears the permits for the existing house were finaled in 2004-2005.

4837 Carmel is a 2 bedroom charmer that is a bit like walking into Silence of the Lambs. My husband and I walked into one of the bedrooms and really wondered if the pile on one of the beds was...yuk. Don't need to go one. Lovely property and well priced. Cash offers only as no appraiser could over look the piles on the beds (and the debris in the living room, the shredded tent in the backyard, the tarp on the roof....). 781 Starlight Crest last sold in 2002 for $478,000. 5256 Gould last sold in 2000 for $529,000. 4021 Robin Hill came on in March and had 2 price reductions before selling (with multiple offers). 4808 Crown last sold in 2003 when it was a 1443 square foot home. Now, 2100 square feet, it sold within 2 weeks of listing. 5022 Alta Canyada is in escrow for the second time (love that the high end is finally moving!).4251 Commonwealth last sold in 2002 for $2,875,000. It has been off and on the market since 2008, starting at $6,700,000. It fell off the market last year for the current list price. It came on this month and sold quickly, proof that buyers are realizing that the high end is worth jumping into at this point.

4210 La ATour is across from the medical offices adjacent to Verdugo Hills Hospital. 4413 Indiana (south of the freeway) last sold in 2009 for $424,000. It has been extensively remodeled and sold for a higher price this time around. 1016 White Deer sold quickly under the asking price. 4952 Alta Canyada sold quickly as well...charming house with an artistic flair. 4420 Woodleigh has been off and on the market since 2010, when it was listed for $2,495,000. It finally listed and sold for a realistic price. 870 Green...no need to gush on about this one. Fabulous and worth every bit of the $656 per square foot (please stop using Redfin as the bible for house pricing...some prices cannot be explained yet there are buyers willing to pay...so therefore that is what the house is worth). 4220 Woodleigh last sold for $3,495,000. This time it sold immediatley. Price was great for the buyers given the renaissance that has happened on Woodleigh in the last 2 years.
Inventory and interest rates are low. If you want to get into this market plan on being aggressive...hard to believe that we are seeing multiple offers driving prices up yet that is what is happening. I do find myself sounding like a salesperson when promoting LCF at open houses (yet that is what I am, right?). If you want public schools and a fabulous community, here it is! Please don't get me started about the schools and all of the volunteer opportunity...I begin to sound like Annette Bening in American Beauty and I almost disgust myself.
