4930 Viro Road is a foreclosure/major fixer on a gorgeous piece of property. The house has loads of potential for a buyer who is ready and able to handle an expensive renovation. Price ridiculously low, there are 18 offers on the property and it will surely go into the 8's. 4739 Oakwood is marred by the proximity to the freeway. 309 Inverness is in a nice location, though the house needs everything. 4583 Loma Vista sold in 2000 for $420,000. Back then it was a small 2 bedroom, 1 bath. It has been renovated and expanded. 416 Meadowview is near the Country Club. 4333 Chevy Chase last sold in 2003 for $1,201,000. It is in great condition and has a nice yard with a pool. 5124 Solliden sits on a wonderful street behind Palm Crest Elementary. 809 Lynnhaven last sold in 1998 for $577,500. It was damaged by fire a few years ago and the owners rebuilt and renovated. It was on the market last spring for $1,990,000 and reduced to $1,890,000. It did not sell and was leased in June. Now it is on at a much more reasonable price. 555 Haverstock has great views and a reasonable price per square foot. 4929 Carmel last sold in 1998 for $439,000 when it was a 1502 square foot house. It has been renovated and expanded but still features 2 original bathrooms and a charming guest house. 3740 Hampstead is a gorgeous Mid-Century Modern. It sold in 2005 for $1,590,000 and was renovated. It sold again a year later for $2,050,000. It is amazing to remember that price appreciation. Not only did buyers throw caution to the wind, but so did appraisers. Now on for $200,000 less, it still looks fabulous. We'll see where it sells. 4093 Robin Hill is another gorgeous house. Not much from the outside, the interiors are well done and it show beautifully. The yard overlooks the valley and features a pool and outdoor fireplace. Really worth seeing and reasonably priced. Another beauty, 744 Forest Green is a custom home in Greenridge. 4338 Commonwealth is a retread from last year. It has been listed off and on since 2007 when it started at $3,495,000. 861 Flintridge is a premier piece of land in Flintridge. It last sold in 2004 for $2,150,000. It was listed in 2009 for $6,900,000. It has long been rumored to have peculation issues pertaining to the septic, but the owners claim to have this resolved.

4369 Bel Aire had multiple offers. 5122 Angeles Crest sold quickly. 1104 Descanso, formerly rented for $3400 per month sold after 40 days on the market. 4627 El Camino Corto also sold with multiple offers. 4816 Castle Road went in less than two weeks. 5834 Briartree went fast also. 1246 El Vago last sold in 2005. It was listed for $785,000 (back when nothing was priced in the 7's) and sold for $1,251,000. That overzealous buyer went on to design and begin construction on an ornate masterpiece that now sits unfinished, lost in short sale land. 3627 Karen Sue was on last year for a million more. It has been sitting for a long time but has finally found a buyer.

1500 Descanso sold in 2006 for $1,329,000 and again in 2008 for $1,150,000. It has now settled about 24% below the 2006 price. 745 Lynnhaven had multiple offers and sold $11,000 over asking.
And there you have it...the spring market is very active. Expect a slow week after Easter with the schools on spring break but things should pick up again for a brisk April and May.
