4413 Indiana...Ok...sold as a foreclosure in November (2 months ago!!!) for $424,800. But wait...it gets better. At that price it was $524 per square foot, a hefty number in today's market. A bit of fluffing has gone on over the last 2 months and the listing agent wisely omitted the house measurement on the new listing (it is only 811 square feet). This rehabbed gem with a panoramic view of the power lines that must vibrate from the pulse of the freeway is now on the market for $862 per square foot. Are you kidding me? Onto bigger and better...4507 El Camino Corto is slightly challenged by the fact that it is on the corner of Foothill but it has a really nice, open floor plan and 4 house rabbits who make it worth going to see (my rabbits live in a $1400 custom-made hutch with buried chain link so they can dig a warren and not get out, but this bunny set-up made me feel sorry for them). 370 San Juan sold in a split second before caravan (probate with no court confirmation) in September for $785,000. The new owner has rehabbed the kitchen and baths, repainted the interior and exterior (it was a horrible yellow) and installed an incredible Ikea light fixture in the dining room. It shows much better this time around but will be hobbled on appraisal given what it sold for 4 months ago. 3971 Robin Hill is a great buy in a great location. 745 Lynnhaven is not available for preview or showings before caravan Tuesday but we all know the house with the reindeer topiary and the price is very nice. 1002 Ridgecliff has an almost Sopranos vibe with the interior but has amazing views. 4159 Hampstead is my home of the week.

4609 Rockland last sold in 2007 for $845,000. It came back on the market 4 months later for $899,000 but did not sell. 903 Coral Way was listed in 2006 for $1,260,000. In 2006, if the house didn't sell, you knew there was a problem. As an REO, it came on $500,000 under that price and sold quickly. 5207 Starlight Mesa sold quickly as it was priced to move.

1708 La Taza last sold in 2006 for $1,155,000. It was listed in 2007 for $1,390,000 and then reduced down to $1,189,000 before leasing. Now it has sold as a short sale for $435,000 less than the last sale price. No way of telling exactly when it went into escrow as many short sales are held open as actives even with and accepted offer until the bank approves the price. 1016 Fairview was listed in 2008 for $1,350,000 but did not sell. It came on again in August for $1,100,000 as a REO and had 3 reductions before selling. 4344 Hayman was in a great location. It was listed in April for $1,299,000 and rode the market down into short sale territory. It last sold in 2004 for $1,035,000 with a $724,500 loan. Over the years, the owner's refied and got lines of credit and ended with a $1,120,000 first with a $125,000 line of credit. Because the numbers were far less egregious than many other short sales, the bank approved the sale and closed within 60 days.
The Super Bowl has not happened yet but the market appears to be picking up. Wonderful news for buyers who want to take advantage of lower prices and get in in time to register for the school year. Things should really open up in February and March.
On another note, a friend and I have been going to Bikram Yoga in the Penguins (and now Jersey Mike's shopping area). I can't explain why we go, but we go. The trick is picking the right instructor. On Monday nights, this really lovely young girl takes you through the 26 moves but it is like 150 degrees and all you can think about is getting through the work out without melting into the (scary) carpet. I am not limber and the only pose that works for me is Savasana but because my friend is there I feel obligated (and motivated, oddly enough). Tonight, another equally nice young woman lead us through a blissfully 105 degree work out and it was awesome! The only thing I can say is as much as you hate it you will love it and you get all of this in La Canada! For $20...or if you commit as we did tonight $15 with a 10-class card. Or if you are a masochist you can sign up for the 60 classes in 60 day special, but I would rather be at Jersey Mike's downing the Sub-in-a-Tub (low carb!). And I have mastered Savasana...
