I apologize for the late posting...we just got back from a week in Arrowhead so I am a bit behind schedule. My theory that the market would slow down in July continues to be invalidated as a lot of activity happened while I was gone.

4937 Del Monte has 2 bedrooms and a pool as well as what appears to be a good price. 751 Starlight Heights was listed on the 15th for $799 and was immediately lowered. No photos for that one but it is probably similar to 741 Starlight Heights. This one is about 150 square feet bigger and has a much bigger price tag. 4641 Crown last sold in 2005 for $805,000. It was expanded and remodeled and came back on in 2007 for one month at $1,125,000. It was listed again in 2008 for $1,049,000 but was pulled off again after one month. The sellers seem serious this time with their new price of $925. 4917 Del Monte is well-priced for the location. 4816 Hillard features a guest house and a pool and has not been on the market for over 25 years. 1244 Flanders is new construction. It seems like a good price (I'm seeing it this weekend). 4952 Alta Canyada was listed for a year. It started in February 2008 for $1,799,000 and was gradually reduced to $1,399,000. It is now listed with another agent for $1,349,000. It is a nice newer home but is hobbled by the power lines behind the house. 4408 Commonwealth is a short sale. It was listed in 2004 and again in 2005 for $1,690,000 but it did not sell. 4905 Alta Canyada is a 1901 gem. There are not too many original homes left here so it is a treat to see. 5337 Mountain Meadow last sold in 2004 for $2,100,000. It was listed for a year (from 06-07) for $3,395,000 (what a difference 2 years make!). The house is spacious with gorgeous views on a clear day.

1741 La Barranca is in escrow after almost 1 year on the market. It was originally listed for $795,000. 5363 Godbey last sold in 2004 for $670,500. It has been completely updated. 1850 Foothill was listed in February for $998,000. It was reduced $100,000 before selling. 4366 Cobblestone was on the market for what seemed like a minute before selling. While the architecture wasn't for everyone, the location is excellent. I hope they had multiple offers and sold over this price. 2000 Tondolea sold in 2003 for $1,150,000 and again in 2007 for $1,785,000. It was listed in November for $1,599,000 and sat for 6 months. It was re-listed after some serious fluffing and is in escrow after little more than a week at the new price. 412 Meadowview last sold in 2005 for $1,575,000. It has been remodeled. 4632 Palm is a newer home and is in escrow after a year off and on the market. It was originally listed for $2,995,000.

4453 Rosebank sold quickly for its asking price. 4815 Daleridge was my listing. It last sold in 2004 for $872,500. We listed in March for $979,000 and reduced twice before selling. 764 Galaxy Heights was originally listed in January for $1,125,000. It reduced 3 times before selling. 4835 Oakwood was owned by the same family for over 30 years. It was listed in March for $1,200,000 and reduced to $1,175,000 before selling. 5039 Angeles Crest listed last October for $1,695,000 and had 5 reductions. It is an incredible house in a somewhat challenged location. 1734 Fairmount was my listing with Bob Swanson from our Pasadena office. We had multiple offers but did not get near our asking price.
