Showings start on Tuesday's caravan. 4588 Viro was on in June for $1,149,000 then reduced to $1,099,500 before expiring in August. It is now staged and back on for a lower price, yet is still over $600 per foot. 4636 Grand is on a corner. It has a huge master suite upstairs and a pool. 4601 Hillard is my listing. I had it on last fall at $1,895,000, then reduced it in the spring to $1,695,000. We completely missed the market as I initially had people interested around $1.7. We pulled it off the market in July to give it a breather. We've added some furniture and given it a much better price ($481 per square foot on a huge lot!). It is truly a phenomenal post and beam in original condition with no weird alterations or additions. I'll be open Sunday 2:00-4:00. 1109 Wiladonda is really nice. Brand new with a good one-story floor plan and decent sized back yard. It is on the section of the street west of Hayman...great location on a cul-de-sac. 5005 Jarvis came on in April for $3,295,000, reduced to $3,099,000 and expired the middle of this month. Now with a new agent, it is in a realistic price range. 1830 Earlmont is fantastic. Generous entertaining areas inside and out. It has been remodeled and shows beautifully. 4735 Gould came on in June for $4,197,000 and reduced to $3,990,000, still too high for its proximity to the freeway. Now it has a new agent and is in a new price range.

4511 Hillard has been through the ringer. Tough location, over looking Foothill and the 2. It started at $1,120,000 last December (a pipe dream) and reduced to $768,000 over 6 months. A new agent took it as a short sale at the current price and it is finally in escrow. 5367 Godbey started at $980 in December. 4072 Chevy Chase sold in just over a week. 5188 Vista Miguel started at $1,995,000. It was one of those properties that most agents thought would sell right away but they ended up having to reduce it before selling it. 3821 Domal had a recent $200,000 reduction before selling.

4635 Ocean View was bank owned. 4089 Dover was in escrow 10 months ago for $1.6 but fell out over the seller's unwillingness to pay for additional pits to be dug for the septic. $300,000 later, it has closed escrow.
