It's been a slow week for closings. Only one sale reported in the MLS over the last 7 days:
The same week last year reported 4 closings, no doubt the result of a much busier 06-07 holiday season. This holiday season was normal by real estate standards. Most Buyers stopped looking in time to relax and celebrate with family and friends and several Sellers pulled their homes off of the market. We are seeing many of those homes come back on the market now as sales volume is expected to pick up.
On the bright side, we had 4 houses sell this week:
Most notable is 389 Flintridge Oaks. That home sold within a week of caravan, reaffirming my belief the the higher end of the market has not yet been affected by what is going on in other markets.
This Sunday is Dilbeck's "Open House Extravaganza." Look for green and white signs up and down the boulevard. My listing at 4601 Hillard will be held open by my friend Diana Kronfli. I will be in my front yard with my husband and friends cheering the the riders of Amgen's Tour of California as they pass by. Providing there is no snow on the Crest, more than 120 professional cyclists will be riding through La Canada on Sunday. While we hardly rival the Champs-Elysees, I think the Tour brings LA Canada a bit of international flair...Vive la Tour!
