1900 Parkdale is a good price per square foot. Parkdale is off of La Granada as it winds under the 2 on its way to Montrose. Starter neighborhood. 4210 La Tour is challenged by its proximity to the freeway. 1219 Olive is listed as a short sale but the Notice of Sale shows it going to auction on the 16th. It is possible that the date will be delayed. The original loan was $650,000. The minimum bid amount is $716,907 to cover losses from delinquent payments. 4617 Palm Drive is listed as a short sale. No NOD filed yet. Looks like $630,000 is owed. 4439 Alta Canyada is 2 doors above the freeway, below Foothill. 5407 Godbey last sold in 2003 for $610,000. 4620 Viro was on the market last fall for the same price. It last sold in 2005 for $1,160,000. 4823 Alminar last sold in 2007 for $1,284,000. 4275 Mesa Vista was on last year. It came on $50,000 lower this time and has multiple offers. 4420 Woodleigh has been off and on the market since 2010 when it was listed for $2,495,000. This time around it is very well-priced and also has multiple offers. 615 Berkshire was a pocket listing before the holidays and is now on the open market. It is known for the baseball diamond in the back yard. It is a beautiful home, though with only 3 bedrooms it will pull from a very small buyer pool.

5320 Palm last sold in 2005 for $750,000. It is a short sale. There was an NOD filed in 2009, though no NOS or rescission. 1932 Hilldale is also a short sale. It last sold in 2002 for $467,000.. In 2007 the current owner refied it with a $712,500 first and a $142,000 second. Crazy times! 4942 Hillard, listed last week in the MLS is already in escrow (the listing agent had held it open several times before putting it on line). 1243 Flanders last sold in 2006 for $1,525,000. In 2010 it came on for $1,499,000 and did not sell. It was listed again 3 months ago for $1,395,000 and it is finally in escrow.

4340 La Granada Way started at $599,000. Immediately upon closing the home was leased for $2600 per month. 745 Starlight Heights was bank-owned. The NOD was filed in July 2010. In March 2011 the lender bought it back at auction for $596,700. $740,000 was owed between 2 loans. 1489 Sugar Loaf was originally listed in August for $1,175,000. It had 2 big reductions before selling. The house has fabulous views.
The market is strong as many homes that sat on the market last year are selling quickly. While yes, they have all had price adjustments and that helps, buyers seem ready to buy. Inventory is so low! I do think the market is turning around, though I am sure not everyone would agree. I wrote a letter to the Editor of the Valley Sun about the article a few weeks ago, "La Canada market still flailing." My point was that I don't understand why a reporter would go to an out-of-area agent for an expert opinion as opposed to using commentary from a local agent. I don't think I was mean or inappropriate with my comments. I did however get a hand-written note (flowery paper and delicate handwriting). The writer told me how disappointed she was with me for writing the letter and that since I am a Christian Mormon (let me clarify that: I married into a Mormon family, have not and will not convert) and a Real Estate professional, she assumes I have called Keith Sorem and "offered him an expression of regret." Well, no actually I haven't. The real bummer is that she did not sign the letter, so if you are out there reading this blog, please call me to discuss! And I still totally disagree with Keith Sorem's opinion of our market...
